For homeowners

Interior painting for the rooms you live in.

Walls, ceilings, trim, and whole-home repaints in Guadalupe County. The work is ordinary in the best way: protect the space, prepare the surface, paint what we agreed, and walk it with you.

What a home project can include

Only interior painting. Cabinet refinishing and exterior work are not on this list.

  • Interior walls

Living rooms, halls, and the broad surfaces people notice first.

  • Ceilings

A flat, even ceiling when it is part of the rooms you listed.

  • Bedrooms and living rooms

The rooms you actually live in, painted while the rest of the house stays usable.

  • Kitchens and dining rooms

Walls and trim around cabinets. Cabinet refinishing is not a service listed here.

  • Trim, doors, and baseboards

Casing, base, and doors when the estimate includes them — the lines that make the walls look finished.

  • Whole-home repaints

A full interior, sequenced room by room so you know what is underway.

  • Prep and protection

Covers on floors and furnishings in the work area, then the washing, patching, and sanding the surfaces need.

  • Color and sheen

A practical conversation while the estimate is written. Not a separate design retainer.

Interior planning ranges

Wall area only, for Schertz, Cibolo, Seguin, and nearby Guadalupe County. Cabinet refinishing, exterior painting, and fence or deck staining are not on this menu.

  • Classic

    A clean coat

    $1.50 – $2.50 / sq ft of walls

Thorough prep, one quality coat plus touch-up where needed, standard residential paint, and basic trim work.

  • Usual choice

    Signature

    Two coats

    $2.25 – $3.50 / sq ft of walls

Full prep, primer where required, two coats, upgraded washable paint, ceilings and trim options, and a cleaner finish.

These ranges are planning guides for typical interior wall area. They are not a formal offer. The written price is confirmed after photos or a short visit, and it can be higher for two-story access, heavy prep, pre-1978 lead-safe work, or a complicated color plan. Whole-home jobs are usually quoted as a package rather than a pure per-square-foot total.

How long one painter needs

A standard room is about 12 by 12 feet with 8-foot ceilings: roughly 350 square feet of wall after a door and a window. One person does that room. Two people are planned for a whole home.

  • Classic

About 450 sq ft of wall per painter per day.

A standard room is most of a day. One coat plus touch-up, ordinary prep.

  • Usual choice

    Signature

About 350 sq ft a day, or about 45 sq ft an hour across an 8-hour day.

A standard 350 sq ft room is about one working day for one painter. Two coats.

One painter stays on the job when that pace finishes the walls in four days or less — a room, or a few rooms. A whole home, or any wall area that would take one person longer than that, is planned for two painters. Ceilings, extra trim, and drywall repair add time and are not in these day counts. Heavy peeling or an occupied house can add more. This is a planning pace, not a guaranteed finish time.

How a house painting day actually goes

Plain sequence. The details of your rooms get written into the estimate, not assumed here.

  1. 01

    Protect

Floors and furnishings in the work area are covered before brushes come out.

  2. 02

    Prepare

The surfaces in the scope are washed, patched, and sanded as they need.

  3. 03

    Paint

Walls, ceilings, and trim that the estimate lists — and not a surprise extra.

  4. 04

    Clean up

Covers come up. The work area is left ready to live in again.

  5. 05

    Walk through

We look at the rooms with you and handle the touch-ups we agreed to.

Heavy furniture and what you move yourself should be agreed before the start date. Occupied homes are common. Say so on the form so the schedule matches how you live.
